To-be-built homes: timeline and tradeoffs

A to-be-built home lets you influence lot, elevation, and options. It also introduces construction timelines, rate locks, and change-order decisions that inventory homes do not.

The process in plain language

You typically reserve a lot, select a plan, make option choices, and wait through permitting and construction. Closing is later than an inventory home. During that wait, incentives and interest-rate buydowns can change unless they are written clearly.

Who it fits

Buyers with a flexible move date, a clear lot preference, or a need for a specific floor plan. It is harder if you must land on a date because of a job, school, or a home sale in another state.
