HOA vs CDD in Central Florida

Many newer Central Florida communities have an HOA, a CDD, or both. They are not the same bill. If you only look at the sticker price, you will misunderstand the monthly payment.

HOA

A homeowners association typically charges a regular fee for amenities, common-area maintenance, and community rules. Read the documents. Amenities you will not use still cost money.

CDD

A Community Development District is a special district that can finance infrastructure (roads, water, amenities) and repay it through assessments, often collected with the property tax bill. It can last for many years. Ask for the current assessment and whether it is expected to change.

What we will not say

We will not tell you a community is “better” because it has no CDD, or “worse” because it has one. We will help you run the numbers and decide if the tradeoff fits your budget.
